Sharjah rental yields in 2026
A forum estimate of 8–12% and Bayut’s advertised ROI of 3.88–8.30% can both be true. Net yield is what is left after the service charge.
Sharjah’s yield is quoted in two languages. One is a range from a conference stage. The other is a community table built from advertised prices and advertised rents. If you underwrite a purchase on the higher number and the building only earns the lower one, the mistake is yours, not the market’s.
The 8% to 12% line
At the Sharjah Investment Forum in October 2026, Raymond Khouzami of Al Thuriah Properties estimated rental yields in the emirate at 8% to 12%. Zawya and Nukta reported the remark. It is a fair description of the better small apartments and some villa clusters when rent, vacancy and price all line up. It is not the yield of every tower in Al Majaz.
What Bayut actually measured
Bayut’s 2025 report calculates ROI from advertised sale prices and advertised rents. Apartments: Ajmal Makan City 7.07%, Al Nahda 7.06%, Aljada 6.17%, Muwaileh 4.98%, Al Majaz 4.54%, Al Khan 3.88%. Villas: Aljada 8.30%, Tilal City 5.85%, Muwaileh 5.78%. Aljada villas are the number that matches the optimistic end of the forum range. Al Khan apartments are the number that does not.
Rents behind those yields
The same Bayut report put advertised yearly apartment rents, among others, at AED 29,000 for an Al Nahda studio, AED 37,000 for an Al Nahda 1-bed, AED 43,000 for a Muwaileh 1-bed and AED 38,000 for an Al Khan 1-bed. Villa rents in Tilal City were about AED 144,000 for a 3-bed and AED 186,000 for a 4-bed. Apartment rents in the report were up by as much as 28% on the year; villa rents by as much as 31%. A yield built on last year’s rent is already stale.
Gross is not net
Service charge, vacancy, agency renewal and a month empty between tenants come off the gross. A 6.17% Aljada apartment can print something closer to 5% once the service charge is real. We model the charge from the building, not from a slide. We also do not annualise a peak asking rent that the unit has never achieved.
Which yield to buy
For income, start with Al Nahda, Ajmal Makan and a carefully chosen Aljada apartment or villa, and read the service charge before you believe the ROI. For a home you will also rent later, Tilal and Masaar can make sense at a lower coupon. For a Corniche view in Al Khan, buy it as a place to live. At 3.88% advertised ROI it is not the income brief.
