Sharjah
- What is the best real estate in Sharjah?
- The freehold communities people can actually register: Aljada and Masaar by Arada, Maryam Island by Eagle Hills, Tilal City, and Al Zahia. Perfect Legacy Real Estate sells them from Office 1003, Omran Tower, King Abdul Aziz Road. Best, on this desk, means the title will register and the developer has published a price. It is not an award.
- What are the best projects in Sharjah?
- In Aljada, buyers start with Nesba, Tiraz, The Gate, Safa and il teatro, all by Arada. In Masaar, Sequoia and Masaar 2 Melia. On the waterfront, Al Thuraya Island by Ajmal Makan. Hayyan is Alef’s release. Nesba 3 has a published start of AED 936,000. Open the project page for the developer’s current price, payment plan and handover.
- How much property was sold in Sharjah in 2026?
- Sharjah recorded AED 46.8 billion in real-estate transactions from January to September 2026, and about 10,000 new investors from more than 130 nationalities. Those figures were given at the Sharjah Investment Forum in October 2026 by officials including the Sharjah Real Estate Registration Department, and reported by Zawya on 15 October 2026. They are a market total, not the price of one apartment.
- What is the price of an apartment in Sharjah?
- Bayut’s Annual Sharjah Market Report 2025, updated 19 October 2026, tracks advertised asking prices, not closed deals. A 1-bed was about AED 747,000 in Aljada, AED 731,000 in Muwaileh, AED 699,000 in Al Khan and Al Majaz, and AED 470,000 in Al Nahda. Price per square foot was about AED 1,041 in Aljada and AED 524 in Al Nahda.
- What is the rental yield in Sharjah?
- It depends which number you mean. At the Sharjah Investment Forum in October 2026, Al Thuriah’s Raymond Khouzami estimated yields at 8% to 12%. Bayut’s 2025 advertised apartment ROI was lower in named areas: 7.07% in Ajmal Makan City, 7.06% in Al Nahda, 6.17% in Aljada, 4.98% in Muwaileh, 4.54% in Al Majaz and 3.88% in Al Khan. Aljada villas were 8.30%. Service charge comes off the gross.
- What are the best areas to buy property in Sharjah?
- Aljada for a masterplan apartment or villa, Masaar for a family villa you will live in, Maryam Island for the lagoon, Tilal City for a ready villa, and Al Nahda if the brief is a lower ticket near Dubai. Freehold for all nationalities applies only inside projects approved under Executive Council Decision No. 30 of 2022.
- Can foreigners buy property in Sharjah?
- Yes, inside the named freehold zones. Resolution No. 30 of 2022 opened those developments to all nationalities. Aljada, Masaar, Maryam Island, Tilal City and Al Zahia are the ones we sell. Outside those zones we do not take a reservation.
- Where can I buy property in Sharjah?
- Aljada for apartments and townhouses, Masaar for villas, Maryam Island and Sharjah Waterfront for the water, Tilal City and Al Khan for homes people already live in. Each listing shows the developer’s price and handover.
- Is there off-plan property for sale in Sharjah?
- Yes. The Sharjah list is off-plan projects, mostly by Arada and Eagle Hills, plus Ajmal Makan on the waterfront. The payment plan and the handover on the listing are the ones the developer published.
- Are there apartments for sale in Sharjah?
- Yes. Most of the Sharjah book is apartments, in Aljada and on Maryam Island. The size, the price and the handover are on the project page.
- Are there villas for sale in Sharjah?
- Yes. Masaar and Tilal City are the villa searches. Aljada also has townhouses. We do not pitch a villa as a quick flip.
- What is Aljada?
- Aljada is Arada’s masterplan in Sharjah, the freehold community most international buyers start with. Apartments and townhouses. Studios on the current book have opened around AED 300,000 to AED 450,000.

- Is Sharjah real estate cheaper than Dubai?
- The ticket is usually lower than a similar home in Dubai. That is the price today. It is not a promise that Sharjah will match Dubai next year. Resale in Sharjah is also thinner than in Jumeirah Village Circle.
- How do payment plans work in Sharjah?
- You pay the developer in stages. The split is printed on the project: booking, during construction, and on handover. We send the schedule that is current, not an old brochure.
- Can you lease a home in Sharjah?

- Is Aljada freehold?
- Yes. Aljada is one of the named freehold developments opened to all nationalities. Arada sells apartments and townhouses there. It is the Sharjah project most international buyers ask for first.

- Can I buy land or a commercial plot in Sharjah?
- Yes, where the developer has published the plot. Al Qasimiya Gate, by Al Rasikhoon, is freehold industrial and commercial land near Al Madam, on a two-year plan with no down payment. ASAS, the real estate arm of Sharjah Islamic Bank, has residential and commercial land, including Muhadhab on Emirates Road, and Logistics City. Plot prices are quoted per plot.

- Can foreigners buy off-plan in Dubai?
- Yes. In freehold areas, foreign buyers have been able to own property since 2002. Most of the communities on this site are freehold for all nationalities.
- How does off-plan payment work in Dubai?
- You pay the developer in stages, not all at once. Plans differ: some follow construction, some are 60/40 or 70/30, and some continue after handover. We send the current schedule, not an old launch brochure.
- What does the escrow account do for me?
- In Dubai, off-plan payments go into a project escrow account at a RERA-approved bank, under Law No. 8 of 2007. The developer does not hold that money in their own account. They can draw it only as construction on this project is certified. If the build stops, the balance stays in the account for the buyers of this project. It does not promise the handover date in the brochure. It does stop your payment being spent on a different project. Where the developer has published an account number, we print it on the listing.
- Which communities do you cover?
- Dubai, Abu Dhabi, Sharjah, Ras Al Khaimah and Ajman. In Dubai that includes Palm Jebel Ali, Creek Harbour, JVC and Business Bay. In Abu Dhabi it includes Modon projects on Hudayriyat Island and Al Reem Island. We confirm a unit is still free before you reserve.
- Where do the listings come from?
- From the developer’s published project: description, amenities, pictures and payment plan. The starting price is the published price. An advisor confirms what is actually free before a reservation.
- Do you work with other agents?
- Yes. Licensed agents can send a listing through us. We stay on the file through to the sales contract.
