Sharjah apartment prices in 2026

Bayut’s 2025 report puts a 1-bed in Aljada near AED 747,000 and in Al Nahda near AED 470,000. These are asking prices, not closed deals.

If you are pricing a Sharjah apartment, start with asking prices and say so. Bayut’s Annual Sharjah Market Report for 2025, updated on 19 October 2026, measures what agencies advertised on Bayut. It is not the Sharjah Real Estate Registration Department’s transfer book. A negotiated price can sit under the advert. An off-plan launch can sit off this table entirely.

One, two and three beds

On that Bayut table, average advertised apartment prices were: Aljada, AED 747,000 for a 1-bed, AED 1,191,000 for a 2-bed, AED 1,611,000 for a 3-bed. Muwaileh, AED 731,000, AED 1,138,000 and AED 1,453,000. Al Khan, AED 699,000, AED 1,043,000 and AED 1,562,000. Al Majaz, AED 699,000, AED 862,000 and AED 1,201,000. Al Nahda, AED 470,000, AED 690,000 and AED 1,191,000. Al Nahda is the cheap ticket next to Dubai. Aljada is the masterplan ticket.

Price per square foot

Bayut’s average asking price per square foot, and the change against 2024, was AED 1,041 in Aljada (up 3%), AED 994 in Muwaileh (up 4%), AED 971 in Al Khan (up 9%), AED 728 in Al Majaz (up 6%) and AED 524 in Al Nahda (up 21%). Al Nahda’s jump is off a low base. Aljada’s 3% is a market that has already repriced.

What we do with the table

We do not quote these as the price of a named stack. A high floor facing the park is not the building average. Service charge, view and the year of handover move the number more than the postcode does. Use the table to spot a listing that is far above its neighbours, then ask why. If the seller cannot explain the gap, we do not reserve it.

Off-plan is a different sheet

New releases in Aljada, Masaar and Maryam Island are priced by the developer, often with a payment plan, and will not match a ready-unit average. In October 2026 Aldar agreed to buy three residential blocks in Aljada from Arada — 1,110 homes across nine buildings, about AED 1.1 billion, with handover targeted for the fourth quarter of 2029. That is a wholesale deal, reported by Arabian Business. It is not the retail price of a 1-bed.
