Dubai off-plan or ready in 2026
Off-plan was still about seven in ten home sales in the third quarter. Ready homes were the part of the market that grew.
Off-plan is still the bulk of Dubai sales. It is no longer the only story. In the third quarter of 2026 the finished home made up ground while new-project registrations cooled. Which one you buy depends on whether you need the keys or the payment plan.
The split
Projectory’s reading of Dubai Land Department home sales counted 24,624 off-plan deals and 9,378 ready deals. Off-plan was still about 72% of sales and AED 44.61 billion of the AED 67.42 billion total. Ready sales rose 25.4% on the previous quarter, and their value rose 32.5% to AED 22.82 billion. Cavendish Maxwell, on a wider residential cut, put off-plan at 72% of purchases and 65% of sales value. Two compilers, the same shape.
What you are actually buying
A ready purchase is a unit you can walk, measure against the service charge, and rent against a current Ejari, not a brochure. An off-plan purchase is a contract, a handover date and a plan. Dubai Law No. 8 of 2007 keeps buyer instalments in a project escrow account at a RERA-approved bank. The bank releases money as construction is certified. Escrow does not promise the brochure date. It does keep the money tied to that project.
The fee is the same shape
Dubai Land Department’s transfer fee is 4% of the price, by custom paid by the buyer, on ready and off-plan once the sale is registered. Budget the trustee office and the title fee on top. A payment plan spreads the price. It does not remove the 4%.
How we choose
If you will live in the home this year, or you want a rent that already exists, start with ready stock in a building we have walked. If you can sit the cash through construction and you have compared the plan with a finished unit nearby, off-plan still has the wider choice. We do not reserve a launch because the queue is long. We reserve it when the price, the escrow and the handover survive a comparison with something you can see.
