Dubai homes above $10 million, third quarter 2026
Knight Frank counted 86 sales at $10 million or more. Palm Jumeirah took 27 of them. The prime market is busy, not uniform.
The top of Dubai’s market did not follow the broader slowdown in a straight line. Knight Frank counted 86 residential sales at $10 million or more between July and September 2026. Thirteen of those were above $25 million. Khaleej Times reported the note on 21 October.
The quarter, and the year
Those 86 sales were worth Dh 5.77 billion, about $1.57 billion. Across the first nine months, Knight Frank counted 412 qualifying deals, up from 357 in the same period of 2025, with a combined value of about $6.67 billion. More ultra-prime deals than last year, in a city where ordinary home sales were down on 2025. The two markets are not the same buyer.
Where they sold
Palm Jumeirah was the busiest address: 27 transactions, Dh 2.01 billion. That is about 31% of the luxury sales and 35% of their value. Villas were 55 of the 86 deals, about 64%. Of the 86, 73 sat between $10 million and $25 million (Dh 3.93 billion) and 13 sat above $25 million (Dh 1.84 billion). Khaleej Times also reported Knight Frank’s view that prices in prime neighbourhoods dipped in the quarter, the first such dip since 2020. A dip in the price index is not the same thing as an empty beach.
How we shop it
A Palm villa and a branded tower apartment are both “prime” and they do not rent, or resell, on the same clock. We ask who else has sold on that frond or in that stack this quarter, what the service charge is, and whether the buyer wants a house or a hotel desk. If the brief is income, this is the wrong page. The yield guide is the one to read. If the brief is a house above $10 million, the Palm still has the evidence.
