Best areas to buy property in Sharjah

Aljada, Masaar, Maryam Island, Tilal City and Al Nahda are not the same product. Match the area to the hold, then check the title.

“Best area in Sharjah” is a bad question until we know if you will live there, rent it, or sell it. The five names below are the ones buyers actually compare. Prices for ready apartments and villas are Bayut’s 2025 advertised averages. Off-plan stock is priced by the developer and can sit outside those averages.

Aljada

Arada’s masterplan is the Sharjah address international buyers ask for first. Bayut put advertised apartments at about AED 1,041 per square foot, with a 1-bed near AED 747,000, and apartment ROI at 6.17%. Villas in Aljada printed the highest villa ROI in that report, at 8.30%. Arabian Business reported in October 2026 that more than 8,800 homes had already been handed over, and that Aldar had bought 1,110 further units for delivery in 2029. Buy the district and the stack. The name alone is not the asset.

Masaar

Masaar is the family hold: villas and townhouses, trails, a longer wait. It is not a studio-yield play and it is not in Bayut’s ready-apartment table the way Aljada is. We compare a Masaar 4-bed or 5-bed with a ready Tilal villa and with a Dubai family community before anyone pays a reservation. If the brief is a home to live in through 2027–2028, Masaar belongs on the shortlist. If the brief is cash in twelve months, it does not.

Maryam Island

Eagle Hills’ waterfront is the lagoon ticket. Smaller apartments have carried the better coupon when the rent is real; larger units are the ones people live in. It is a freehold masterplan, not a Corniche walk-up. We check the view, the stack and the payment plan before a reservation, because two towers on the same water do not rent the same.

Tilal City

Tilal is the ready villa market. Bayut’s 2025 advertised prices were about AED 931 per square foot: AED 2.24 million for a 3-bed, AED 3.16 million for a 4-bed and AED 5.19 million for a 5-bed. Villa ROI was 5.85%. A 3-bed there was advertised to rent near AED 144,000 a year. This is an occupier community with schools in the catchment, priced under a comparable Dubai villa in most weeks we shop it.

Al Nahda, Al Khan and Muwaileh

Al Nahda is the commute. Bayut’s advertised 1-bed sat near AED 470,000, about AED 524 per square foot, with apartment ROI at 7.06% — almost level with Ajmal Makan City at 7.07%, the highest apartment ROI in that report. Al Khan is the established Corniche apartment district: about AED 971 per square foot and a 1-bed near AED 699,000, but apartment ROI of only 3.88% because the rents have not kept up with the price. Muwaileh sits between them at about AED 994 per square foot and 4.98% apartment ROI. Older buildings here are not automatically freehold. Ask for the designation.

Title before the cheque

Law No. 2 of 2022 amended Sharjah’s ownership law. Executive Council Decision No. 30 of 2022 then allowed all nationalities to own property, without a time limit, inside approved projects. Outside that list, do not assume freehold. Registration is with SRERD. Guides usually put the buyer’s registration share at 2% of the contract and the seller’s at 1%, plus a title-deed fee. The invoice can change in an exhibition window, so we confirm it in writing before transfer.
