Email: info@perfectlegacy.ae. ### Can foreigners buy off-plan in Dubai? Yes. In freehold areas, foreign buyers have been able to own property since 2002. Most of the communities on this site are freehold for all nationalities. ### How does off-plan payment work in Dubai? You pay the developer in stages, not all at once. Plans differ: some follow construction, some are 60/40 or 70/30, and some continue after handover. We send the current schedule, not an old launch brochure. ### What does the escrow account do for me? In Dubai, off-plan payments go into a project escrow account at a RERA-approved bank, under Law No. 8 of 2007. The developer does not hold that money in their own account. They can draw it only as construction on this project is certified. If the build stops, the balance stays in the account for the buyers of this project. It does not promise the handover date in the brochure. It does stop your payment being spent on a different project. Yes, inside the named freehold zones. Resolution No. 30 of 2022 opened those developments to all nationalities. Aljada, Masaar, Maryam Island, Tilal City and Al Zahia are the ones we sell. Outside those zones we do not take a reservation. ### Where can I buy property in Sharjah? Aljada for apartments and townhouses, Masaar for villas, Maryam Island and Sharjah Waterfront for the water, Tilal City and Al Khan for homes people already live in. The Sharjah list is off-plan projects, mostly by Arada and Eagle Hills, plus Ajmal Makan on the waterfront. The payment plan and the handover on the listing are the ones the developer published. ### Are there apartments for sale in Sharjah? Yes. Yes. Most of the Ajman book is apartments, in the city and at Al Zorah. Open the project for the developer’s price. ### Are there villas for sale in Ajman? Yes, at Al Zorah. The villa count is smaller than the apartment book. We only list a villa the developer has published. ### Is there off-plan property for sale in Ajman? Yes. The Ajman page is off-plan: Al Zorah and the city towers. Payment plans and handover dates are copied from the developer, not rewritten. ### How do payment plans work in Ajman? The same way as the rest of the UAE off-plan book. You pay in stages. The split on the listing is the one the developer published. ### Should I buy in Ajman or Sharjah? Sharjah has the deeper freehold communities: Aljada, Masaar and Maryam Island, and an office in Omran Tower. Ajman is the lower ticket and the beach at Al Zorah.
